TIFFIN, Ohio — A Columbus-based affordable housing developer has proposed a 122-unit senior living facility in Tiffin on the site of the former Towne & Country Golf Course near Dallas Street, according to information released by the Seneca Regional Chamber of Commerce.
The project, called The Ashford of Tiffin, is being developed by Wallick Communities, a regional developer that specializes in affordable and income-based housing and senior living communities across multiple states. The proposed three-story building would span approximately 80,000 square feet and operate as a licensed Residential Care Facility. All units would be Medicaid eligible.
“We are excited about the opportunity to serve the Tiffin community,” said Michael DiCarlantonio, Vice President of Development for Wallick Communities. “This project allows us to deliver high-quality, affordable housing for seniors while becoming part of a community that values long-term growth and care for its residents.”
Mayor Lee Wilkinson expressed support for the development. “This project represents an important opportunity to expand housing options for seniors in our community,” Wilkinson said. “As Tiffin continues to grow, developments like this help ensure that residents have access to safe, quality housing at every stage of life.”
The proposal is consistent with recommendations from the City of Tiffin’s 2019 Housing Opportunities Analysis, which identified a shortage of available housing and projected demand for between 330 and 450 new units. The study also noted increasing demand for housing among residents 65 and older and identified the former golf course site as a strong candidate for maintenance-free housing, citing proximity to parks and natural amenities.
The development is expected to support approximately 44 full-time equivalent positions in administration, nursing, maintenance, and resident services.
Financing is expected to come through programs administered by the Ohio Housing Finance Agency, including housing tax credits and bond financing — mechanisms commonly used to fund affordable housing projects statewide.
A groundbreaking is planned for this fall. Additional details on construction timelines and operations are expected to be released as the project moves forward.
