TIFFIN, Ohio — Kreate Tiffin LLC has purchased the former Ameriwood Industries and Dorel Home Furnishings facility in Tiffin for $13 million, according to the Seneca Regional Chamber & Development.
The property, located at 458 Second Avenue, includes approximately 542,784 square feet of manufacturing and warehouse space on 35.42 acres. The facility is rail-served and includes multiple loading areas, drive-in doors and heavy electrical infrastructure.
Kreate is a Northwest Ohio-based manufacturer whose products include storage totes, shelving, waste containers, chairs and garden products. The company serves major retail customers and has expanded operations and projects beyond Ohio.
Details about what Kreate plans to produce at the Tiffin facility, how many employees could work there and when operations could begin have not yet been announced.
The acquisition gives new ownership to one of Tiffin and Seneca County’s largest industrial properties, which has been part of the area’s manufacturing base for decades.
It also leaves Tiffin without any large existing industrial buildings currently available for companies seeking move-in-ready space, according to the Chamber & Development.
Earlier this year, RELN expanded its Tiffin manufacturing operations by leasing the remaining available space in the existing speculative building at Eagle Rock Industrial Park.
With that building now fully occupied and the former Ameriwood property sold, local development officials said the area’s inventory of large industrial buildings has been fully absorbed.
Another speculative building is already under construction at Eagle Rock Industrial Park.
AFLP broke ground earlier this month on a new 120,000-square-foot industrial building expected to cost approximately $13.6 million. The building is being designed to accommodate either a single company or multiple industrial tenants seeking between 50,000 and 120,000 square feet.
Construction is expected to be completed by summer 2027.
“This acquisition is an encouraging next step for a property that has played an important role in Tiffin’s manufacturing history,” Tiffin Mayor Lee Wilkinson said in a statement. “We are pleased to welcome Kreate’s investment in our community and look forward to learning more about the company’s plans for the facility.”
Wilkinson said the transaction also demonstrates the need to continue developing new industrial buildings and sites to accommodate future companies considering Tiffin.
The Seneca Regional Chamber & Development said it will continue working with Kreate, the City of Tiffin, Seneca County and regional partners as plans for the property move forward.
